The fee is calculated as a percentage of the total lease value — for example, monthly rent multiplied by lease term length multiplied by the %
No Match, No Fee
If we cannot find you a suitable match, you will never be charged a referral fee. Simple as that.
Example Calculation
If you are on the Executive Family Plan (2% referral fee) and are matched to a property with a monthly rent of $4,500 over a 12-month lease — the total lease value is $54,000. Your Success Fee would be $1080, payable upon approval.

What is the Success Fee?
Rent Club charges a Success Fees for accepted matches and approved parties. Rates range from 1% of the total lease value (90 day minimum) for rents under $4000 and 2% for rents above that threshold.
Can You provide an Example of Fees based on Leases?
Say, you enter into a year lease (12 months) @ $3000/mo. That would result in a lease value of 12 X $3000 = $36,000 annually. A 1% fee based on that value is $360 (plus GST) payable to RENTCLUB as a one time fee.
How long does it typically take to find a match?
While timelines vary depending on your specific requirements and market conditions, most of our clients find their ideal match within 2-4 weeks.
How Does RentClub collect their fees?
We collect payments via credit card for our Service Fee or any upgrades such as eminent search, special requirements and onsite viewing.
Do I need to sign a long-term contract?
No, our monthly membership can be cancelled at any time. The success fee is only applicable if we successfully place you in a property while your membership is active. Once a match is found your membership is automatically cancelled.
What happens if I find a property on my own?
You are free to search independently! If you secure a property without our assistance, simply cancel your monthly membership. No success fee will be charged.
Can I cancel anytime?
Absolutely. Your membership is month-to-month and you can cancel at any time with no penalty. Please note the membership fee already paid is non-refundable, but no further charges will be made.
Are there any hidden fees?
No. Transparency is our priority. You only pay your monthly membership, and the success fee if you decide to lease a property we matched you with. No surprises.
How do you verify the properties?
We cross-reference property records, perform basic background checks on listings, and speak directly with landlords to ensure authenticity before adding them to your shortlist.
What happens when a match is found?
Once we identify a match and you accept it, your subscription is automatically cancelled. The success fee becomes payable once the owner approves your tenancy.
What if I don't like any of the matches?
If you do not accept a proposed match, your subscription continues and the search resumes. No referral fee is charged until you have accepted a match and signed a lease.

This ensures we can immediately allocate time, tools, and resources to find the right home for you — without delays or gaps in service. We want a commitment from you that our efforts will not be in vain. The subscription amount depends on your plan, and you may cancel at any time.
